Conceptual Site Plan – Warehouse Development (Google Map Overlay + Layout) We are seeking a freelancer to develop a conceptual site plan for a warehouse / industrial development , up to 125 acre site This is an early-stage planning exercise. The goal is to have an example of what could be done on the property, to show prospective buyers. No engineering-level detail is required. Create a conceptual site layout showing: Warehouse building footprints (single or multiple buildings) Truck courts and dock door orientation Trailer & truck parking areas Water Detention ponds Add overlay of Main access points and internal road layout Provide a layout overlaid on: Google Maps or aerial imagery Incorporate basic constraints: Approximate developable upland area (to be provided) General understanding of wetlands / non-buildable areas Provide 1–2 layout options (preferred but not required) Deliverables: PDF site plan (clean presentation format) Image file (PNG or JPEG) suitable for presentations Optional: source file (CAD / SketchUp) if available Important Notes: This is a conceptual planning exercise only No detailed survey work required No engineering, grading, or permitting documents required We do have a survey in PDF format that can be referenced, but the plan can be based primarily on aerial imagery Experience with industrial / warehouse site planning Strong understanding of truck circulation and logistics layouts Ability to produce clean, presentation-quality site plans Comfortable working with limited data and making reasonable assumptions Examples of similar site plans (warehouse or industrial preferred) Brief description of your approach Estimated timeline Experience with large sites (50+ acres) and maximizing building square footage is strongly preferred.
