I’m getting ready to build a modern single-family home under 1,500 sq ft and need a complete design package that will take me from concept approval through city permitting. Here’s what I’m after: • Architectural drawings: dimensioned floor plans, elevations, roof plan and a simple electrical/lighting layout, delivered in both PDF and editable CAD (DWG or similar). • Photorealistic exterior and key interior 3-D renderings that clearly convey materials, massing and daylight. A short fly-through or 360° panorama would be a bonus if you already offer it. • Code-ready details: wall sections, window/door schedules and notation consistent with standard Canadian. residential requirements so my local engineer can stamp them with minimal revisions. I have rough sketches of room adjacencies and a site survey you can start from. Once you’ve produced an initial concept, we’ll iterate up to two rounds for layout tweaks and façade adjustments, then finalize the full construction set. Please share samples of modern homes you’ve drawn, note the software you’ll use (Revit, AutoCAD, SketchUp, Lumion, etc.) and confirm you’re comfortable coordinating the file formats above.
