I’m ready to move from ideas to drawings for a modern residence that comfortably fits four to five bedrooms. The aesthetic should stay clean and contemporary, yet I still want warmth in the materials and a fluid connection to the outdoors. For the layout, I’m picturing a thoughtful mix—open-concept social spaces where kitchen, dining and living areas flow together, balanced by clearly defined rooms for work, sleep and storage. Circulation should feel intuitive, and natural light needs to be maximised without sacrificing privacy in the bedrooms. To guide contractors and obtain permits, I’ll need a full design package delivered in digital format (DWG/PDF). At minimum, include: • Conceptual sketches or mood boards that capture the modern look • Dimensioned floor plans showing the hybrid open/separate arrangement • Elevations and key sections for facade, roof and interior heights • A few 3D views or renders so I can visualise massing and material palettes All drawings must be to scale and ready for further engineering. If you use Revit, AutoCAD, SketchUp or similar, please note that in your proposal so I know the source files will be compatible with my local consultants. Let me know your estimated timeline and any questions you need answered before you begin.
