Project: 16 Hayfield Drive High-Performance Residence Style: Scandinavian / Minimalist High-Performance Core Objective: Create a "Builder Set" with high-fidelity renderings that are 2021/2024 IRC (MUBEC Compliant) 1. Required Drawing Set • 3D Perspective & Renderings: Must include both Exterior (showing site topography and standing seam roof vertical tongue and groove siding) North, South, East, and West views showing finished grades, door and window placements. Interior views. Interior renderings must specifically demonstrate layered lighting effects, fixtures and furniture layout. • Floor Plan with Dimensions: Sourced from provided space plans. Detailed layout including all structural partitions and interior cabinetry and fixtures. • Reflected Ceiling Plan (RCP): Must distinguish between functional task lighting and ambient "mood" zones. • Electrical Plan: Detailed circuiting including electrical egress, 200amp panel, generator hook up, wall/floor/radon blower and island outlets, stove, washer dryer, refrigerator, dishwasher, heat pump mini split, water heater, MAU, light switches including 2-way switches, and multi-zone dimming. • Construction Details: Critical section detail showing the stepped footing foundation and the roof-to-wall thermal envelope for the unvented attic 2x12 rafters R-49 batts plus 4” Rigid Foam "Over-Deck standing seam metal roof, 2x6 R-20+5ci walls, and stepped foundation. • Plumbing Plan: Including the radon passive stack, kitchen, baths and laundry stacks as well as hot and cold lines. • Schedules: Comprehensive Window & Door schedules with thermal performance (U-factor) requirements. • CAD Files: Delivery of all native .DWG files. 2. Critical Technical Specifications These details must be integrated into the Construction Details and Cross Sections to meet the project's high-performance goals: Foundation & Site • Stepped Footings: Requirement for a stepped foundation due to the 15-foot slope proximity. Include frost protection (48” depth). Radon Mitigation: Passive sub-slab system per IRC Appendix AF (20ft perforated collection pipe in gravel). Radon Passive System: Specify a 4-inch PVC vent stack beginning in the sub-slab gravel, running internally through a heated chase, and exhausting 12 inches above the roofline. • Foundation Drainage: Detail a 4-inch perforated footing drain wrapped in a geotextile "sock" and buried in 12 inches of crushed stone. The plan must show the "daylight" discharge point on the 15-foot slope. • Manifold Plumbing System: Given the multi-story layout, a PEX manifold system for balanced pressure and easier maintenance of the bathrooms and kitchen. • Freeze Protection: All plumbing in exterior walls must be on the warm side of the R-21 insulation. For the stepped slope foundation, ensure the main waste line is buried at least 4 feet deep where it exits the building to prevent freezing. • Drainage: Perforated footing drains with filter fabric, daylighting to the slope. The interior renderings Transform this 2D floor plan into a stunning, photorealistic 3D interior render. Use a modern, Scandinavian interior design style with a neutral color palette (dark aged hazelnut, whites, muted grays). Add high-quality, realistic furniture: a comfortable leather sofa, a minimalist elm wood coffee table, and a plush rug. Incorporate natural, soft lighting from the windows and warm, cozy artificial ambient lighting in the evening. Create a warm, inviting, and professional-grade rendering. The output should be a high-fidelity, 4k, architectural interior visualization from a first-person perspective. 6.
