I have an initial concept for a large-scale boutique hotel and now need it translated into a full architectural package. The property is planned for well over 250 guest rooms, so the layout has to balance an intimate boutique atmosphere with the operational efficiency of a high-capacity hotel. Scope of work • Refine the existing concept into schematic floor plans that show room layouts, circulation, back-of-house, and guest amenities. • Develop exterior elevations and a massing model that conveys the project’s character and scale. • Produce photorealistic 3D renderings—both daytime and night—to illustrate the façade, lobby, and a typical guest room. • Provide a basic site plan with ingress/egress, service access, and landscaping zones. • Ensure the design can be taken forward for local code review; I will supply zoning data once the project starts. Tools I’m comfortable reviewing files in include AutoCAD, Revit, SketchUp, and Lumion, but if you work in another mainstream BIM or rendering platform let me know. Acceptance criteria • Complete drawing set delivered in PDF and editable CAD/BIM format. • Renderings at 4K resolution with source files. • Two rounds of revisions included for both plans and visuals.
