I’m adding a new 4th floor plus a penthouse to an existing building and need a fresh set of eyes to shape the concept. Scope • 4th Floor – Four apartments. Three will replicate the current 3rd-floor layouts. The fourth, at the rear with ocean frontage, must be re-imagined for a modern, minimalistic, sleek feel that maximises the view. • 5th Floor Penthouse – A full indoor living space that flows into a generous outdoor entertainment zone on roughly half of the roof. Must read as one seamless volume through wide sliding-glass doors. Key elements include a spacious open-plan kitchen and flexible indoor-outdoor lounging. Deliverables • Basic updated floor plans and elevations for both levels in DWG and PDF (sufficient for internal review, not yet for permitting). • Simple 3D visualisations of the ocean-view apartment and the penthouse to illustrate massing, material palette and glazing strategy. Resources I’ll supply the existing 3rd-floor DWGs at kickoff so you can clone the three standard units and use them as a baseline. Style cues Think clean, contemporary lines, restrained materials and plenty of glass. For the penthouse terrace, allow for outdoor cooking, dining and lounging zones while keeping circulation clear.
