I’m ready to turn a well-treed Canadian acreage into a modern, open-concept home and I need a clear, permit-ready design to get started. We inherited a heated concrete garage pad in place (48' × 28') on the property and I’d like the entire residence to grow naturally from that footprint. The vision is a light-filled, 2–3 bedroom house with clean modern lines, generous glazing to capture the forest views, and a fluid interior layout rather than a maze of separate rooms. I envision the kitchen & dining in the southeast with the livingroom center south. Master bedroom on the west with a sauna with access to others. The other 2 bedrooms i see stacked on top of each other on the east with possibly a covered roof top patio. From the north entrance, i would like enough glass to see right through the home. For the garage, we would like 3-4 parking spaces in either a triple or 2 tandem bays or something. Our youngest son will reside on the east end of this property in a single level 1600 sq ft home with privacy behind a row of large pine trees. I can provide an overhead google yard pic. I can provide s pic of our sons home currently being built. Because I’ll be acting as my own general contractor, every drawing has to guide real-world construction: accurate dimensions, structural details that meet local codes, and enough information to let trades quote confidently. I’m expecting: • A few concept options that show how the living space can tie into the existing pad and the surrounding trees • A finalized floor plan, elevations, and roof plan in DWG/PDF formats, ready for permit submission • Basic 3D views or SketchUp/Revit model so I can visualize flow and window placement • A brief specification sheet noting primary materials and any structural assumptions I’m happy to supply the pad’s as-built drawings, site photos, and zoning regulations. What I need from you is fresh architectural thinking, practical construction know-how, and clear, buildable documentation. If modern design, open layouts, and Canadian climate considerations are in your wheelhouse, let’s create a home that makes the most of this beautiful lot—and that I can confidently manage from footing to finish.
