I need a straightforward mobile application that lets my team and I handle property inspections, repairs, and routine maintenance right from our phones on both iOS and Android. Each form should include Yes/No checkboxes, a comment area, and the option to attach photos so we can quickly document issues like a leaky faucet or damaged flooring. Real-time sync is essential: when one of us completes or edits a checklist, everyone else must see the update instantly. I’d like the data stored in the cloud—Firebase, AWS Amplify, or a similarly reliable backend—so nothing sits only on a single device. A second core feature is tenant-initiated work orders. Every unit should have a unique, scannable QR code. When tenants scan it, they’re taken to a simple screen (or a pre-filled email template) where they can describe the problem, attach a photo, and hit Send; the submission should land in our maintenance email inbox immediately. If it can also push the same entry into the app’s database, even better. Deliverables • Cross-platform app build (Flutter, React Native, or comparable) compiled for iOS & Android • Three reusable form templates—Inspections, Repairs, Maintenance—each with Yes/No fields, comment boxes, and photo upload • Cloud database setup and basic dashboard or export so we can pull reports by date, unit, or task type • QR code generator that ties each code to the correct property and routes tenant messages to our designated email • Basic user management (at least admin vs. staff) so we control who edits what Acceptance criteria • I can create a new property, generate its QR code, and share that code digitally or as a printable PDF. • A staff member can open the app, select a property, complete a checklist, attach photos, and see it sync on another device within seconds. • A tenant scan produces a pre-addressed email (or in-app form) that reaches our maintenance inbox with their photos attached. • All data persists after reinstalling the app or switching devices.
