I’m ready to move from ideas to build-ready documentation for a 4,000 sq ft residence and I’m looking for a designer who can guide me through the full architectural workflow. The house will follow a clean, Modern style and the visual impact—the aesthetic appeal—takes top priority for me, so I need someone who knows how to make every elevation look striking while still remaining practical to construct. Here’s the path I have in mind: • Concept-to-Permit Drawings – Floor plans, elevations and sections drafted in AutoCAD or Revit, refined until the layout feels both elegant and liveable. – A coloured 2D presentation board that clearly communicates materials and finishes. • Structural & Site Documentation – Framing plans, foundation details and any required schedules ready for my engineer’s stamp. – A coordinated site plan showing grading, utilities, setbacks and drive approach. • Visualisation – Photo-real 3D renders that capture exterior daylight and key interior views. – A smooth walk-through animation (SketchUp + Lumion/Twinmotion or your preferred tool) long enough to showcase the main living areas, façade and landscaping concepts. Acceptance criteria 1. Drawings delivered in both editable CAD (DWG/RVT) and print-ready PDF. 2. Renders at 4K resolution, animation in 1080p at 30 fps. 3. All files organised by discipline with a clear naming convention. 4. At least two revision cycles included at each major milestone (plans, renders, animation). If this scope fits your skill set, let’s discuss your workflow, timeline and any questions you have so we can break the project into smooth, logical milestones.
