The brief is simple but detailed enough to guide the space planning: • A three-car garage set at the entry level, with a generous storeroom and a small comms/data room tucked behind it. • Two equally sized secondary bedrooms sharing one bathroom. • A laundry that opens outdoors and includes a built-in dog wash. • An open-plan kitchen, lounge and living zone that captures the best outlook over the hills. • A master suite with walk-in robe and private ensuite. • An outdoor study/office reached through a covered balcony so it feels separate yet connected. The drawing set I’m after at this stage is limited to: 1. A dimensioned floor plan that shows furniture placements for scale. 2. Basic elevations indicating the flat roof profile and how the building steps with the terrain. 3. (Nice to have) A simple 3-D massing model in SketchUp, Revit, AutoCAD-3D, or any common format so I can rotate and explore the volumes. Keep the design language clean, modern and low-maintenance, with glazing positioned to frame hillside vistas and bring in northern light. No need for full construction detailing; accuracy and clarity in the spatial layout are what matter most right now.
