I’m adding an approximately 1,500 sq ft garage to my single-family home in Fairfax County, Virginia and I need a full set of deliverables that will let me move straight into permitting and construction. The look must stay true to style so the new structure blends seamlessly with the existing house. Scope The job includes producing detailed construction plans—foundation, framing, roof, minimal electrical/lighting layouts, elevations, building sections, door-window schedules, and all notes required by Fairfax County plan reviewers. These plans will take the building to final inspection without drywall or insulation. In parallel, I’d like photorealistic 3D renderings that show both the interior bays and the exterior massing, materials, and lighting so I can finalize finishes with my contractor. What I’ll be looking for • Drawings in AutoCAD or Revit (original files + print-ready PDFs, 24 x 36) • At least four exterior and four interior high-resolution renders (JPG/PNG) created in Lumion, V-Ray, Twinmotion, or comparable software • Compliance with current Fairfax County residential code; include any standard details the reviewers typically request • A brief revision round after the first submission to address county or personal comments Please factor local snow, wind, and load requirements into the structural sheets. Drawings of proposed design attached as well as blue prints from house build and photos of structure as it sits today. Most notable detail in the design is that the new structure will sit at a lower elevation than the existing garage that it is attached to. Notes below are reflected on my drawings. All windows in structure are 4'x6' picture windows (black frames) All windows are 4' off the floor All man doors are 36"x80" full glass (black) Front garage doors are 14'x12' (black solid panels) Rear garage door 8'x8' (black ALL glass panels) Roof is 8/12 pitch scissor truss spanning 35' main 35'x35' portion of structure Connecting section to have hand built truss Left (connecting) wall of structure could be built off the existing roof as cost savings or as new structure whichever is best. Dormer is 3/12 pitch Floor will be 4" poured concrete with built in drain in center of structure Left bay will have 2 - 4'x4' sections of concrete that will be 6" deep to accommodate a lift in the future Floor will also be plumbed with tubing for possible future heated floors
